Getting the ground ready
Old grass and weeds come out, beds get amended soil so our clay drains, and we grade the yard so water runs away from the house. Sprinkler lines go in now, while the ground is open.

Planting day
Pavers and curbing go in first, then trees and palms, then shrubs, then sod, then mulch. A typical front yard takes 2 to 4 days. We clean up every evening so your driveway stays usable.

Floratam St. Augustine is the usual pick for sunny Valley yards because it holds up to chinch bugs, the tiny insects behind those yellow patches by the driveway. Installed sod runs about $1.40 to $2.60 per sq ft with prep. More on sod installation.
Rotor heads for the lawn, drip lines for the beds, a backflow preventer and a rain sensor, which Texas requires on new systems. Most homes land at $2,800 to $5,500. We also fix broken heads, leaks and zones that won't shut off.
Sabal, Mexican fan and date palms, planted at the right depth and braced until they root. We trim dead fronds and seed stalks only. No "hurricane cuts", since stripping green fronds starves the palm.
Concrete or travertine pavers, laid on a compacted base of 4 to 6 inches of crushed stone. Then polymeric sand, a joint sand that hardens when wet, locks them in place. Pavers flex with our clay soil instead of cracking like a poured slab. A 300 sq ft patio is usually $5,500 to $9,500.
We dig out the grass, mix in compost so the clay drains, then plant in layers: tall shrubs at the back, color in front. Esperanza, firebush and lantana keep blooming through the heat.
Agave, yucca, Texas sage and Gulf muhly in decomposed granite or river rock, watered by drip. A xeriscape bed can cut outdoor water use a lot, and it still looks finished when Brownsville PUB calls a watering stage.
Two to three inches of mulch keeps roots cool and holds moisture. Rock lasts longer and never floats away in a September storm. We use both, depending on the bed.
Texas ebony, anacua, Mexican olive and live oak, set where they shade the west wall without crowding the roof in 15 years. A good shade tree on the west side can make a real dent in your summer power bill.

Water ran toward the house, not the resaca, and sat by the back door after every rain. We regraded the whole slope, set a 380 sq ft travertine patio, planted two sabal palms with a bed of agave and Texas sage, and moved the beds from spray heads to drip. Nine working days, start to finish.

The owners were tired of watering a lawn nobody walked on. We took out about 1,200 sq ft of grass, laid decomposed granite and built beds with agave, yucca and one sabal palm. Their summer water bill dropped by roughly a third.

The old lawn was half chinch bug damage and half bare clay. We regraded, laid 2,100 sq ft of Floratam, curbed the beds and planted two fan palms. Honestly, the sod part took one day. The grading took two.

We think these are the jobs where skipping the plan costs the most. Each one needs a look at the site before anybody quotes it.
Low-voltage path lights and uplights on palms and the front wall, run on a timer. They cost little to run and make the yard usable after the heat breaks in the evening.
Clay soil holds water at the surface. We regrade, add a dry creek bed of river rock or bury a French drain, which is a gravel-wrapped pipe that carries water away from the house.
Yards that back onto a resaca need roots that hold the bank. We use native grasses and shrubs that take wet feet in September and dry soil in July.
On the Island side, wind carries salt that burns tender leaves. Sabal palms, Gulf muhly, lantana and coastal shrubs handle it, and we aim the sprinklers so salty spray stays off the leaves.
Every time we walk an older yard, there's something worth saving: a big ebony, a solid patio, a palm with 20 years on it. We keep those, pull the tired shrubs and patchy grass, and redraw the beds around what's left. Usually it's the cheapest way to a yard that looks new.
Before hurricane season we trim dead fronds and loose limbs. After a storm we clear debris, reset leaning young palms and repair sprinkler heads the cleanup trucks ran over.

Fall and early spring are best for most planting in Brownsville, roughly October through March, because roots settle in before the summer heat. Sod and palms can go in year round with daily water for two weeks. If you ask us, the worst week to plant tropicals is the one before a forecast freeze.
Native and adapted plants do best: sabal palms, Texas ebony, Mexican olive, Texas sage, esperanza, firebush, Turk's cap, lantana and Gulf muhly. They handle 95° summers, clay soil and the odd freeze. Queen palms and other tender tropicals look great until a hard freeze like February 2021 kills them.
Floratam St. Augustine is the most common choice for sunny Brownsville yards because it resists chinch bugs and handles heat. For shady yards under oaks, Palmetto St. Augustine does better. Bermuda works for full sun and heavy foot traffic. Zoysia is denser and slower, and costs a bit more.
Most planting, sod and paver work in Brownsville doesn't need a building permit. A new sprinkler system has to be installed under a licensed irrigator with a backflow preventer, following state rules from the TCEQ. Some subdivisions and HOAs also want plans approved first, so check with yours before work starts.
